Jewish Moment – presented by Eddie Pantiliat| Hymson, Goldstein, Pantiliat and Lohr

We just celebrated Simchat Torah – the holiday commemorating the point where we finish reading the Torah for the year and begin again.  So, why do we spend a day and a half dancing and celebrating?  The last letter of the Torah is Lamed, and the first letter of the Torah is Bet.  Together those two letters form the the word Lev, which means Heart.  Judaism is centered around Heart – we have a Jewish Heart and a Jewish Soul and this is to be celebrated.  Eddie blessed our group with this wish:  May we continue to feel that affection and spirit as Jews for the coming year ad forever.

Bob Bernstein, ESeats | Bob happily reports that the events industry is snapping back, and there are many wonderful events to occupy your leisure time!  Bob shared that his wife has grown her accounting business to include working with business professionals within the cannabis industry trade, as many are navigating their cash-based business to meet the tax compliance needs of the state.

Speaker – Lorrie Feld, AZ Realty Group

Lorrie presented on the Seller’s Market of our area, noting that active listings are up 11% since last month; properties under contract are down 12% since last year and 3.8% since last month; the price per square foot is up 27% since last year.  Together with Lorrie, we examined charts that showed median sales up 25.5% since last year and 2.2% since last month. Unemployment rates at 6.2%, which is a bit higher than the national average, but the industrial recovery rate is very high in the area (meaning that those companies that laid personnel off due to the pandemic have mostly re-hired their workforce).  Lorrie stated that Investors and I-Buyers continue to dominate the buyers market, purchasing more than local owners, but she advises that nobody wait to buy, expecting that prices will fall:  it is still very costly to rent and there are no indications that the market will reset itself any time soon.  Michael Cohen asserted that the Federal Conventional Loan increased their threshold to %625000.00 in the past year – up significantly, meaning that this is an acknowledgment that the cost of buying the average home has increased.
